Fleming Island · Clay County

Cold that holds, on this side of the river.

We are an independent repair shop working Sub-Zero refrigeration only — built-ins, integrated columns, undercounters, wine storage and ice makers — across Fleming Island, Clay County and about 40 miles around it.

No emergency surcharges, no sales pitch, and no repair started before you have the estimate in writing. Technicians hold EPA Section 608 certification for refrigerant work.

A technician’s hands holding a digital multimeter against the control board behind the removed lower grille of a built-in refrigerator.
The board is where the argument ends: either the reading is there or it is not.

Fresh food · upper system System one Its own evaporator, its own air, its own failure modes.

Freezer · lower system System two Independent of the first, which is why one side can go warm alone.

Which compartment lost temperature, and whether the other one held, narrows the fault before anyone opens a panel. It is the first question we ask on the phone.

Service

One manufacturer, all of its refrigeration

We do not spread across brands. Everything we carry, everything we have read and everything we have taken apart is Sub-Zero refrigeration.

We do not service heating or air conditioning. No furnaces, no heat pumps, no air handlers, no mini-splits and no ductwork. That is a separate trade with its own licensing, and a call about a house that will not cool belongs with an HVAC contractor rather than with us.

Families covered: built-in refrigeration, integrated column refrigerators and freezers, undercounter refrigeration, wine storage, ice makers.

Price bands

What does a Sub-Zero repair cost here?

Every figure on this site comes out of one file, and this is that file. The visit is a flat fee; the rest is the band a completed repair lands in, parts and labour together.

Completed repairs, parts and labour together. The diagnostic visit is credited toward whichever line the job lands on.
Work Typical range
$80 diagnostic visit $80
Door gasket or seal replacement $250–$650
Evaporator or condenser fan motor $250–$600
Defrost heater, thermostat or sensor $260–$630
Ice maker, water valve or supply line $250–$620
Electronic control board $420–$840
Compressor or sealed-system repair $870–$2,460

Ranges, not quotes: the firm figure is written down after the diagnosis and nothing is ordered or billed until you have approved it. On this page the work we describe runs from $80 for the visit to about $2,460 at the top of the band above. The whole book of bands is on the pricing page.

Local

What this county does to a built-in

Northeast Florida runs something in the order of sixty-eight thunderstorm days a year, and the region has sat through multi-day outages after Matthew in 2016, Irma in 2017 and Helene in 2024. Refrigeration does not always fail during the event. A control board that took a surge, or a compressor that was asked to restart against a hot system, can run on for weeks and then quit, which is why we ask what the power did recently even when the call comes long afterwards.

Humidity is the slower load. A door gasket that has taken a set lets warm, wet air into the box, and the first sign is almost never a temperature complaint — it is frost returning on the freezer's back wall, or condensation on the cabinet face around the door.

Then the ordinary things, which are the majority of our work: a condenser packed with dust and pet hair behind the grille, an evaporator fan that has become audible from the next room, a drain line that has closed up and put water under the crisper drawers. None of those needs a new appliance.

Shores

The places we drive to

Eagle Harbor — closers, fans, boards

The largest master-planned community on Fleming Island, and a whole generation of built-in refrigerators that went in with the houses and are still running.

Pace Island — wine and undercounter

A gated community between Doctors Lake and the St. Johns, where most houses have more than one refrigeration appliance and at least one of them lives near water.

Orange Park — ice that stopped

The older town on the west side of Doctors Lake, with a housing stock old enough that most of its built-in refrigeration was retrofitted into an existing kitchen.

Asked and answered

Four questions we answer on the phone every week

More of them, in full, on the questions page.

What does a Sub-Zero repair cost on Fleming Island?
The visit is $80 and it is credited toward the work. Beyond that, most repairs land in the bands in the table above: a fan, a gasket, a defrost part or a sensor sits in the lower half of the book, an electronic control runs $420–$840, and sealed-system work is the expensive tail at $870–$2,460.
Which compartment went warm, and why does it matter?
A built-in carries two sealed systems, one for fresh food and one for the freezer. If one compartment is warm while the other holds, the fault is almost never refrigerant in both. Telling us which side moved narrows the diagnosis before anyone opens a panel, so it is the first thing we ask on the phone.
Do you repair anything other than Sub-Zero refrigeration?
No. Built-in units, integrated columns, undercounter drawers, wine storage and ice makers are the whole of the business. We are an independent shop with no manufacturer appointment, and if the appliance is another make we will say so on the phone rather than take the visit and the fee.
What happens after you diagnose it?
You get the fault and the figure in writing before anything is ordered or billed, and the $80 comes off that figure if you go ahead. If the repair costs more than the cabinet is worth to you, you will hear that as plainly as the alternative, replacement being $11,600 and upward.
Customer feedback

What owners said afterwards

4.3 out of 5 across 62 customer reviews. Read every one of them.

Our refrigerator column was running far longer than it used to. He cleaned a condenser loaded with pollen and oak litter, then rechecked the compartment with a probe instead of reading the front display.

Horace K.2026-09-09

The lower zone would not hold while the upper one was perfect. He found the second fan had failed, so that zone was living on whatever air drifted down, and both read true after the part arrived.

Leander M.2026-04-30

The seal along the hinge side had gone hard and the frame was sweating in the humidity. New gasket, closer adjusted, and the condensation that had been marking the cabinetry has stopped.
