## On the ground

Pace Island sits between Doctors Lake and the St. Johns River, gated, with
larger lots and older custom houses than the master-planned parts of Fleming
Island. Two things follow from that for a refrigeration shop, and both of them
change how a visit is planned.

## More than one appliance per house

In a typical Eagle Harbor kitchen there is a refrigerator and that is the
inventory. On Pace Island there is frequently a built-in in the kitchen, a wine
unit somewhere between the kitchen and the dining room, undercounter drawers in
the island or the butler’s pantry, and something refrigerated in the garage or
under a covered porch near the water.

That matters because the units fail differently and get noticed differently. The
kitchen built-in is watched daily and any fault is reported within a day. The
wine unit can drift five or six degrees above its set point for a season before
anybody opens it with a thermometer in hand. The undercounter drawers in an
island tend to fail from heat rather than from anything internal, because they
are in a sealed cabinet with stone above them and whatever clearance the
installer chose to leave. And the appliance nearest the water is the one working
hardest in August.

When we come out for one of these, it is worth ten minutes to look at the
others. Checking a condenser and a door seal on three appliances during one
visit is cheaper for you than three visits.

## Access, gates and the route out

Pace Island is gated, which is a scheduling fact rather than an obstacle: we
need to be on your list or expected at the gate, and it is worth telling us at
booking whether there is a code, a call box or a guard.

The larger practical constraint is inside the house. A full-height built-in has
to come out of its opening on its rollers to be worked on properly, and the
route it takes matters. Custom houses out here have wide kitchens and narrow
routes: a stone threshold at the doorway, a step down into the family room, a
turn tight enough that the door has to come off. We look at that before anything
is disconnected and we tell you what is involved rather than discovering it
halfway.

## Water on two sides

Being between Doctors Lake and the river means humidity that does not really
drop, and humidity is the quiet load on refrigeration. Door gaskets take a set
sooner. Glass-doored wine units sweat. Screened porches open into kitchens and
change the room the appliance is fighting every time somebody walks through.

What we do not claim is a salt-air story. This is twenty-odd miles inland on a
tidal river, not the beach, and corrosion on condenser fins and hinges is a
coastal ZIP problem rather than a Pace Island one. Overstating that would be a
way to sell you something.

## Heat, clearance and the sealed island cabinet

The undercounter units out here fail from their surroundings more often than
from anything internal, and it is worth explaining why, because it changes what
we look at first.

An undercounter refrigerator or wine unit rejects heat through a condenser at
the front, behind the grille, and it needs air to move across it. Built into an
island with stone above and cabinetry on three sides, the only supply and the
only exhaust is that narrow strip at the bottom. Block it with a decorative
panel, a toe-kick trim piece fitted flush, or a drawer of dust and pet hair, and
the machine is breathing its own warm air.

The symptom is not a dead appliance. It is a unit that never quite reaches its
set point in August, runs almost continuously, and gets described as having
slowly become less cold over a couple of years. On a wine unit that drift can go
unnoticed for a season, because nobody opens it with a thermometer in hand.

So we check the grille, the clearance and the condenser before anything else,
and we look at what is above and around the cabinet. Every unit also has an
upper ambient limit, and a sealed island cabinet in a west-facing room can find
it. A machine that is out of its depth in its installation is not a broken
machine, and replacing a part will not change where it was put — when that is
the finding, we say so rather than sell the part.
