## On the ground

Fleming Island is Clay County, not Duval and not St. Johns, and the difference
shows up in the work. The peninsula sits between Doctors Lake and the St. Johns
River, and the housing runs from 1990s master-planned neighbourhoods, where a
whole phase of kitchens got its appliances inside a year or two, to genuinely
old river property where nothing was built to a common plan.

## What a diagnosis actually looks like

There is an order to this work, and it exists because the cheap findings are
also the fast ones. Proving an inexpensive component innocent takes minutes;
condemning an expensive one on suspicion costs you a part you did not need.

We start outside the cabinet. Supply voltage at the receptacle, measured under
load rather than at rest, because a shared circuit sags when a countertop
appliance starts and produces intermittent symptoms that read as a failing
control. Then the condenser and its airflow: a coil packed with dust behind the
grille, or a condenser fan that has slowed, will make a unit run longer and hold
a degree or two warmer on a hot day, and it accounts for a large share of the
calls that come in as “it is not as cold as it was”.

Then the door. A gasket that no longer springs back, or a door that has dropped
enough not to close over the last inch, lets warm air into the box continuously.
That shows up as frost returning on the freezer’s back wall or condensation
around the cabinet face, and it is often mistaken for a mechanical fault.

Then the air side inside: evaporator fan, defrost behaviour, whether the
evaporator is clear or iced over, and what the sensors are actually reading.

The sealed system comes last, because it is the most expensive place to be wrong
and because most of what gets blamed on it is not it. When it genuinely is,
refrigerant work is carried out by technicians holding EPA Section 608
certification, and you get the finding and the price before anything is opened.

## What we do see here

Storms. Northeast Florida runs something in the order of sixty-eight
thunderstorm days a year, and control boards do not enjoy that. Surges and
brownouts show up as a unit that has gone unresponsive, a display that has gone
blank, or a compressor that will not start after an outage. It is worth knowing
whether the refrigerator is on a surge-protected circuit before assuming the
worst.

Humidity, too. Door gaskets in this climate work harder than they do inland. A
seal that has taken a set will let warm, wet air into the box, and the first
sign is usually frost on the freezer’s back wall or condensation around the
frame rather than a temperature complaint.

## The streets we work

Eagle Harbor’s kitchens are mostly of an age where the original built-in is
either on its second control board or coming up on it. Pace Island runs older
and larger, with a lot of custom panel work behind the appliance. Hibernia
Plantation has true river frontage and oak-canopy lots, and the houses out there
were not built to a single plan, so cabinet openings vary and clearances have to
be measured rather than assumed. Along the Doctors Lake shore generally, access
is the practical constraint — a built-in that has to come out on its rollers
needs a route to get out on.

Eagle Harbor deserves one more note. Because the houses went up in phases, the
appliances did too, which produces something we see nowhere else in the county: a
run of calls from the same few streets, in the same season, for the same wear
items. That is a cohort reaching the same point on the curve together rather than
a defect, and it means we usually know which parts to bring.
