# Sub-Zero Undercounter Refrigeration Repair

Refrigerator drawers, beverage centres and undercounter freezers built into islands, butler's pantries and lanai kitchens — small boxes in tight, hot cabinets.

An undercounter unit lives inside a sealed cabinet. Most of what goes wrong with one is a heat problem before it is a part problem.

Undercounter drawers earn their faults on the runners and the seal, not in the electronics.

Symptoms

## What people describe

- The drawers feel cool but nothing inside is properly cold
- The unit is icing up along the top of the drawer opening
- It runs constantly and the cabinet around it feels warm
- A drawer no longer glides and will not sit closed
- The outdoor unit on the lanai stopped cooling in July
- There is water standing in the bottom of the compartment

Detail

## How the job goes

Undercounter refrigeration is the equipment that never gets thought about until
it stops. A pair of refrigerator drawers in the island, a beverage centre in the
butler’s pantry, a compact freezer under the bar, an outdoor-rated unit built
into the summer kitchen. Each is a complete refrigeration system compressed into
a space the width of a base cabinet, and that compression is the source of most of
the faults we are called out for.

## Heat is the first suspect

A full-height built-in has a large condenser and a clear path for its air. An
undercounter unit has neither. It sits inside a cabinet run, often with granite
above it, cabinetry on both sides and a toe kick in front, and it depends
entirely on the clearance the installer left and the grille staying open.

On Fleming Island the practical version of that problem is seasonal. The unit
copes from November to April and starts falling behind in June, when the kitchen
itself is warmer and the compressor has less temperature difference to work
with. The owner describes it as the unit slowly getting worse. What has actually
happened is that a marginal air path stopped being adequate.

We check the grille, the condenser, the clearance above and behind the cabinet,
and whether anything has been stored against the exhaust. It is unglamorous and
it resolves a real share of these calls without a part.

## Drawers are mechanical as well as refrigerated

A drawer model has to seal on all four sides while sliding in and out several
times a day. The runners take the abuse, the gasket takes the abuse, and the two
faults look similar from the outside. A drawer that has dropped slightly on its
runners will stop compressing its seal along the top edge, and warm room air
follows the gap. In a humid house that produces a distinctive band of frost
along the inside of the opening, and eventually water in the bottom of the
compartment when it melts.

That is repairable. Runners, rollers and gaskets are ordinary parts. What we
want to avoid is a compressor being blamed for what is really a drawer that no
longer closes squarely.

## Outdoor and lanai installations

Plenty of houses along Doctors Lake have a covered outdoor kitchen with
refrigeration in it. Two things matter there. The first is whether the unit is
an outdoor-rated model — an indoor unit installed outside will run hard, sweat
and fail early, and there is no repair for that beyond replacing it with the
right equipment. The second is ambient temperature. Even a properly rated unit
has an upper limit, and a west-facing lanai in August will find it.

We are honest about which of those we are looking at. If the answer is that the
appliance is doing everything it can in the conditions it has been given, you
should hear that rather than pay for a part that will not change anything.

## Small boxes, real sealed systems

An undercounter unit still has a compressor, a condenser, an evaporator and a
charge of refrigerant, and sealed-system work on one is the same discipline as
on a full-height unit. Our technicians hold EPA Section 608 certification for
refrigerant handling. On a compact unit, though, the economics deserve a
sentence in the estimate: the cost of sealed-system repair against the value and
age of the appliance is a real conversation, and we would rather have it before
the work than after.

## Access before anything else

An undercounter appliance is usually easier to reach than a built-in, but not
always. Units set into a stone island with an undermount sink above them, or
into a cabinet run that was scribed to the floor, sometimes cannot come out
without the counter being supported. We look at that first and tell you what is
involved before anything is disconnected.

The visit is a flat diagnostic fee, credited toward the repair. You get a
written estimate first, genuine OEM parts, 90 days on labour and 365 days on
parts.

## What owners said after undercounter and drawers work

★★★★★

The undercounter unit in the island had been running without stopping and the surrounding cabinetry was warm. The front vent path was packed with dust and pet hair, and he cleared the whole route.

★★★★☆

Water was collecting under the unit and had started to lift the floor edge. The condensate pan had split and the drain had been rerouted badly by somebody before us. Both put right in one call.

Philippa L.2026-01-23

★★★☆☆

The drinks unit on our porch kept cutting out. He was straight that the cabinet is not built for the temperature it sits in out there, repaired the fan anyway, and told us what to expect.
